Royale moment for Leyva

Ismael Leyva Architects has designed a major New York City downtown apartment building dubbed the Tribeca Royale Condominium.

As both design architect and interior designer for the project, Ismael Leyva Architects was selected by the developer, ABN Realty LLC, to create ?an architecturally significant and 21st century work of art.?

Located steps away from the World Trade Center at 19 Park Place in TriBeCa, Tribeca Royale Condominium will rise 21 stories to 292 ft. and will include 24 residences, including 11 full floor units on the upper floors, and duplexes on the seventh-eighth floors as well as a penthouse residence.

?Our goal with Tribeca Royale was to create a state-of-the-art residential building that showcases unique urban design given the site constraints, while efficiently maximizing space,? said Ismael Leyva, president of Ismael Leyva Architects.

Spanning 53,000 s/f, the Tribeca Royale will feature amenities such as a gym, residential lounge with a public terrace and an additional two terraces on the roof for designated units.

Each residence includes a circular balcony with glass railing while the penthouse and 11th floor residences feature terraces with glass railings. The through lot allows residences to have frontage on both east and west facades.

Work at the site is underway and the building is slated for completion in 2014. Halstead is the exclusive agent.

New rental in full bloom

Magnum Real Estate Group announced that leasing has begun at Bloom62, its new 81-unit, six-story rental property at 62 Avenue B in the East Village.
The building offers one- to four-bedroom residences, including six duplex apartments, with rents ranging from $3,300 to $8,000. Occupancy is scheduled to begin next week.
Named Bloom62 for the lush vegetation in the 15,000 s/f of outdoor space, the building has a tree-lined courtyard landscaped with blossoming flowers, plants, and trees.
The 10,000 s/f roof deck is also heavily landscaped with natural grass, flowers, trees and shrubs, and is decorated with architectural trellises.
Designed for entertaining, the area includes two built-in kitchens and there is a wooden sun deck with lounge chairs, an outdoor shower, and a canopy.
The amenities package also includes a full-time doorman/concierge, fitness center, bike storage room, laundry room, and private storage.
The fully automated building is equipped with BuildingLink, pre-wired for Verizon FiOS and Time Warner Cable, and all common areas have free Wi-Fi access.

One Museum Mile, the new residential condominium at 1280 Fifth Avenue on Central Park, has recorded 25 new sales in the past three months, announced CORE, the exclusive agent.
Developed by Brickman, the building is now 70 percent closed and in contract.
Recent sales include apartment 11B, which closed for the highest price per square foot ever achieved for an apartment in the neighborhood. The three-bedroom residence sold for $3.565 million, or $2,030 psf.
?Interest in One Museum Mile is continuing to grow with buyers who appreciate the building?s high-end amenities, sweeping Central Park vistas and exceptional design, all at good value,? said Tom Postilio, managing director of CORE.
